Here are some of our favorites.

1. Kitchens That Are Designed for More Than Cooking

If there is one space where we consistently see the difference between a standard home and a truly custom home, it is the kitchen.

A great kitchen has to look incredible, but it also needs to work.

We love oversized islands that create a natural gathering place without interfering with the person cooking. We love cabinetry that is designed around how the homeowner actually uses the space rather than simply filling every available wall.

And when the size of the home supports it, we are big believers in incorporating a secondary prep kitchen, scullery, or butler's pantry.

That secondary space can house additional refrigeration, dishwashing, small appliances, food preparation, and storage while allowing the main kitchen to remain beautiful when the house is full of guests.

For homeowners who entertain frequently, it can completely change the experience of the home.

2. Seamless Indoor-Outdoor Living

In Palm Beach County, outdoor living shouldn't feel like an afterthought.

It should feel like another room of the house.

One of our favorite design opportunities is creating large openings between the main living spaces and a covered lanai, pool, or outdoor kitchen.

Done correctly, the distinction between inside and outside almost disappears.

Large sliding or pocketing glass doors, consistent flooring transitions, covered entertaining areas, summer kitchens, televisions, fireplaces, retractable screens, and thoughtfully designed lighting can create an outdoor space that gets used every day rather than only when guests come over.

South Florida gives us the opportunity to design around outdoor living in a way that few other parts of the country can.

We think a custom home should take full advantage of that.

3. A Real Primary Suite

We love primary suites that feel removed from the activity of the rest of the house.

That doesn't necessarily mean they need to be enormous.

It means they need to feel intentional.

A well-designed primary suite might include a sitting area, direct access to a private patio, separate walk-in closets, integrated morning coffee or beverage storage, layered lighting, and a bathroom that feels like an extension of the bedroom rather than a completely different design.

In the bathroom, some of our favorite details include oversized showers, freestanding tubs, large-format stone, custom vanities, concealed storage, architectural lighting, and carefully planned niches and plumbing locations.

Luxury is often less about adding more and more features and more about getting every detail right.

4. The Scullery and Hidden Pantry

This one deserves its own category.

We are seeing more homeowners move away from the idea that everything needs to happen in one giant kitchen.

A scullery, back kitchen, or concealed pantry gives the homeowner a place for preparation, cleanup, storage, coffee stations, additional appliances, and the things you don't necessarily want sitting on the main countertops.

It also makes entertaining significantly easier.

When designed properly, it feels like a natural extension of the kitchen rather than just another pantry.

For larger custom homes, this is one of those features homeowners often wonder how they ever lived without.

5. Custom Millwork That Belongs to the House

Some of our favorite parts of a project happen toward the end, when architectural details begin giving the home its personality.

Custom millwork can transform spaces that would otherwise be fairly ordinary.

Built-in libraries.

Feature walls.

Custom bars.

Wine displays.

Ceiling treatments.

Integrated cabinetry.

Fireplace surrounds.

Detailed stair components.

The best millwork doesn't feel like something that was added after the house was built.

It feels like it was always supposed to be there.

That level of integration takes coordination between the architect, designer, cabinetmaker, millwork trades, electricians, stone fabricators, and construction team.

When everyone gets it right, the result can define the entire room.

6. Wine Rooms and Entertaining Spaces

Not every homeowner needs a traditional wine cellar.

But we love the way dedicated entertaining spaces are evolving.

Some clients prefer a fully conditioned glass wine room. Others want a tasting area, custom wet bar, lounge, bourbon room, or dramatic wine display integrated into a dining or living space.

The best versions aren't designed just to store bottles.

They create an experience.

Lighting, glass, cabinetry, temperature control, stone, metal, and millwork all need to come together cleanly.

These are often smaller spaces within a large custom home, but they can become some of the most memorable.

7. Outdoor Kitchens That Actually Function

There is a big difference between putting a grill outside and building a real outdoor kitchen.

We prefer the second.

A great outdoor kitchen should be designed around the same questions we ask when planning an indoor kitchen.

Where does food preparation happen?

Where is refrigeration?

Where does trash go?

Is there enough counter space?

How will guests circulate around the person cooking?

Where will drinks be served?

Do we need a sink, ice maker, pizza oven, smoker, storage, or additional cooking appliances?

And perhaps most importantly in South Florida, how will the materials hold up?

When those decisions are made thoughtfully, the outdoor kitchen becomes one of the most frequently used spaces in the home.

8. Hidden Technology

We love technology.

We just don't necessarily want to see it.

The best custom homes increasingly integrate lighting control, audio, climate systems, security, motorized shades, networking, cameras, access control, and other technology into the architecture.

The goal should be convenience without visual clutter.

That means thinking about technology early.

Where will equipment be housed?

Where do keypads go?

Where do access points need to be located?

Where will televisions sit?

Can speakers be concealed?

Are we providing enough infrastructure for future technology?

These decisions are much easier to make before the drywall goes up.

9. Functional Mudrooms and Everyday Entries

This might not be the most glamorous feature on the list, but it may be one of the most useful.

One of the advantages of building a custom home is that you can design the spaces nobody photographs just as carefully as the spaces everyone sees.

The entry from the garage is a perfect example.

A well-designed mudroom can incorporate shoe storage, bags, charging stations, dog supplies, package storage, household organization, and direct access to a laundry area or pantry.

If the home has children, pets, frequent guests, or an active lifestyle, these spaces quietly make the entire house work better.

That matters to us.

10. Thoughtful Lighting Everywhere

Lighting can completely change architecture.

And it is one of the areas where planning ahead makes a tremendous difference.

We love layered lighting.

Not simply rows of recessed lights in every ceiling.

Architectural lighting.

Decorative fixtures.

Under-cabinet lighting.

Toe-kick lighting.

Integrated millwork lighting.

Landscape lighting.

Art lighting.

Accent lighting.

Night lighting.

The best lighting plan gives homeowners options. A home should feel different during a dinner party than it does on a quiet evening with the family.

Good lighting allows the architecture to respond accordingly.

11. Spaces Built Around the Homeowner's Actual Lifestyle

This is probably our favorite feature of all.

The best custom homes include things that might make absolutely no sense for another homeowner.

And that's exactly the point.

Maybe it's a golf simulator.

A dedicated wellness room.

A dog wash.

A hidden office.

A music room.

A second laundry room.

A cigar lounge.

A craft room.

A garage designed around a car collection.

A bunk room for grandchildren.

A private guest wing for visiting family.
